Pricing & Quotes
Pricing depends on the surface, square footage, and condition of the property. A standard two-car driveway typically runs $150–$300. Whole-house soft wash starts around $350. Roof soft wash and full-package jobs vary based on size. We give flat-rate quotes after a quick property walk — no hourly billing.
Yes. Every quote is free and there's no obligation. We respond to every quote request within 24 hours, often the same day.
No. Our quotes are flat-rate. The price you approve is the price you pay. If we hit something unexpected mid-job (rare), we stop and call you before doing anything that would change the price.
We accept all major credit cards, debit, ACH, Zelle, and check. Payment is due after the walkthrough — we don't bill until you've approved the work.
Our Services
Driveways, sidewalks, patios, pool decks, house exteriors (stucco, paint, vinyl, brick), roofs (tile, asphalt, metal), solar panels, windows, screens, fences, decks, and more. If it's outside and dirty, we can probably clean it.
Yes. We use a soft-wash process for all roof types — never high pressure. The detergent kills algae, lichen, and bacteria at the source without damaging tiles, asphalt granules, or sealants. It's also the method most major roofing manufacturers actually recommend.
Yes. We use deionized pure-water cleaning, which is the standard recommended by every major solar panel manufacturer. No detergents, no high pressure, no scratching. Most homeowners see immediate output recovery after a cleaning.

Soft Wash vs Power Wash
Soft wash uses low pressure (under 100 PSI) and biodegradable detergents that kill the dirt, algae, and bacteria at the source. Power wash uses high pressure to physically blast away grime, with targeted detergents for tough stains. Soft wash is for soft surfaces (roofs, paint, stucco). Power wash is for hardscape (concrete, brick, stone). More on this here.
Because it damages most of what it touches. High pressure on roofing strips granules. On stucco, it etches and blasts out grout. On paint, it strips the surface. We use the right tool for the job — not the cheapest one.
No. Our soft-wash detergents are biodegradable and plant-safe at the dilutions we use. We pre-rinse and post-rinse landscaping around any wash area. We recommend keeping pets indoors during the cleaning, but everything is safe to return to within an hour of finish.
Scheduling
Usually 1–2 weeks for routine jobs, longer in spring (peak season). Same-week appointments are sometimes available — just ask.
Not necessarily. Many of our customers leave us to it and we handle the walkthrough by photo or video. If you'd like to be there for the walkthrough at the start or end, we'll work around your schedule.
For most jobs we work through light rain — pressure washing is wet work anyway. For heavy weather (or roof jobs), we'll reschedule for the next available day at no charge.
Insurance & Guarantees
Yes. We carry full general liability insurance and all required Arizona business licensing. Proof of insurance is available on request before any job begins.
Yes. If you're not happy with the result of any job, we come back and re-do it — at no additional charge. We don't bill until you've approved the work, so the risk is entirely on us.
Our liability insurance covers accidental property damage. In two years of operating we've never had a damage claim, but if something happens we make it right immediately — no insurance bureaucracy on your end.
